1. Do you guarantee the workmanship on the properties?
If your chosen surveyor highlights any problems ie: damp, slipped slates etc, these issues will be dealt with prior to your purchase. New boilers, new windows, damp treatment etc will come with guarantees and will be forwarded to your solicitor.2. What happens at the end of the guaranteed rental period?

Depending on your circumstances, it is usually preferable to purchase as a sole trader, unless you intend to sell the properties on, which then leans towards a limited company. Please be aware that most banks prefer to deal with the individual as opposed to a company and it may restrict your options for financing. Most banks will also ask for a personal guarantee if purchasing through a limited company.4. What areas should I buy in?
It is advisable to buy properties in areas close to your home. This enables you to keep a close eye on the property and more importantly you will probably have local knowledge of the chosen area. If you purchase properties in different parts of the country, it is imperative that you have an efficient letting agent on hand. We purchase portfolios which are often a little run down and have various problems with tenants. In association with Perrons Davis Ltd we carry out refurbishment and re-let to new tenants that are acceptable to our letting criteria. Due to the amount of properties that we buy we are able to pass on a discount to the purchaser, which is normally around 5%. Also, with the help of sophisticated software, we track auction sales around the country.7. Is now a good time to buy?
We are of the opinion that there is never a bad time to buy property, however this is dependant on location and the type of properties that you purchase. In recent times the property market has cooled, mainly due to the increase in interest rates. It is therefore imperative that your portfolio is well managed and voids are kept to a minimum.
